Managed outbound for commercial HVAC contractors

Turn the commercial accounts in your market into conversations your team can quote.

We find the commercial accounts worth pursuing, reach the decision-makers in your name, and hand your team qualified conversations — or, on the Opportunity Engine, accepted sales opportunities with the next sales step already set. We measure the work by one thing: qualified conversations.

For established HVAC contractors that already do commercial work, anywhere in the United States. Every account we contact is a business: a property manager, a building owner or a facility team.

3–5 commercial accounts near you, with source links, plus one sample message. No call, no card.

What you get

One real account, in the format every account in your audit arrives in.

Not a description of research — the research. Prepared from public sources, with the reason to write and the way to write it.

Target account
A commercial property management firm whose new assignments, announced in May 2026, include two New Jersey buildings: a 12,686-square-foot industrial and office property and a 43,560-square-foot industrial building.
Why it fits
A commercial property manager that took on two New Jersey buildings in May 2026, an industrial and office property and an industrial building. Its own services include maintenance and tenant installation, the two ways an HVAC contractor works in buildings like these.
Relevant buyer
The firm's director of property management, who is named in the announcement. In your audit each account carries a named contact path; this page gives the role only.
Reason for outreach
A dated, public management assignment: the firm is now responsible for buildings it did not run before. That is a reason to write — an opportunity, not a claim about the condition of anything on site.
Recommended approach (ours)
One short email from your own mailbox to the director of property management, citing the announcement: offer to be the HVAC contractor on file for the two buildings — preventive maintenance now, tenant fit-out work as it comes — and ask whether a maintenance proposal would be useful. No pitch deck, no cold call.

Verified source

A trade-press article of 8 May 2026 announcing the assignments, read on 18 September 2026. Quoted from it:

  • a 12,686-square-foot industrial and office property
  • a 43,560-square-foot industrial building
  • full property management services, including accounting, maintenance, tenant installation

A real account, researched on 18 September 2026 from a public trade-press article to show the format every account in your audit arrives in. It was not prepared for a client. The firm's name and the article link are withheld here because we do not publish the accounts we research; your audit carries the name, the source link and a named contact path for every account in it.

What the free pipeline audit contains, in full

How it works

Four moves, the same on every plan until someone shows genuine interest.

What happens after that is the only thing the plans change.

  1. Step 1

    We find the commercial accounts

Property managers, building owners, facility teams and multi-site operators in the areas you serve, researched from public sources — each with a cited reason to write and a named contact.

  2. Step 2

We reach the right buyer, in your name

A message written for that account, sent from your own domain and mailbox. Nothing goes out until you have signed off the account profile, the exclusions and the claims we may make.

  3. Step 3

We confirm genuine interest and carry it as far as you chose

Every reply is read the same day, and interest is confirmed by a person. Then your plan decides: a warm handoff once the prospect agrees to talk with you, or — on the Opportunity Engine — the need validated, checked against your criteria and the next sales step set first.

  4. Step 4

    Your team quotes and closes

The handoff reaches the person you named, with a warm introduction, the whole conversation, the context and the reason we wrote. Technical discovery, the estimate, the proposal and the close are yours on both plans.

How it works, step by step — what each plan hands over, what a warm handoff contains, when a call happens, and how the sending is paced.

Two plans

Choose how far we carry each opportunity. The price follows that.

$1,500, $2,500 a month, flat. No setup fee, month-to-month, 14 days’ notice either side. Never priced per lead or per opportunity.

  • Where we suggest starting

    Managed Outbound

    Price
    $1,500/mo
    What we are responsible for
We find the right commercial accounts, reach the decision-makers, run the outreach and follow-up, and hand you each prospect who wants to talk — with a warm introduction.
    Core outcome and handoff point
Create qualified conversations. Handoff at Qualified Interest.
    Best for
Your team can take a conversation from the first call: you want the right accounts found, the decision-makers reached, and every prospect who agrees to talk introduced to you warm.
    What reaches you
    Warm handoff — qualified interest
    Your side
Deeper qualification, technical discovery, the site assessment, the estimate, the proposal, the close and the work itself stay with you.
  • Opportunity Engine

    Price
    $2,500/mo
    What we are responsible for
Everything in Managed Outbound, and we keep going: we validate the business need, gather the property, account and buyer information, confirm the fit against your agreed criteria, and coordinate a concrete next sales step before we hand the opportunity over.
    Core outcome and handoff point
Turn qualified conversations into accepted sales opportunities. Handoff at Accepted Sales Opportunity.
    Best for
Someone on your team quotes and wins commercial bids, and you want their time spent only on opportunities that were validated, accepted against your criteria and scheduled before they arrive.
    What reaches you
Opportunity handoff — accepted sales opportunity
    Your side
Technical HVAC discovery, the site assessment, the estimate, the proposal, the negotiation, the close and the work itself stay with you. We develop the opportunity; you do the technical selling and close it.

B2B Lead Growth creates the sales conversation and, on the Opportunity Engine, develops it into an accepted sales opportunity. The HVAC contractor does the technical discovery, estimates, proposes and closes. That holds on both plans, including the Opportunity Engine.

Free Pipeline Audit

Real work on your commercial pipeline, before you pay anything. Yours to keep either way.

  • An account profile worth targeting

The account types and areas worth pursuing for your shop — property managers, building owners, facility teams — and the work you would rather turn down.

  • 3-5 commercial accounts, named and checked

Real businesses in your area that could become accounts. Each has a named contact path, a cited reason to reach out now, and a source link you can open.

  • One sample outreach message

Written for one of those accounts, tied to its real reason. The actual voice, not a template.

  • A read on where your commercial work comes from

How commercial work reaches you today, and the one gap most likely costing you accounts.

Nothing is sent to anyone as part of it, and no call is required to receive it. If it is useful, we talk. If not, you keep it and owe nothing.

Who it’s for

Commercial work already on the books, and room for more of it.

  • Established HVAC contractors that already sell and complete commercial work — service, maintenance, repair or replacement — whether it is most of your work or a real share of it
  • Someone on the team who quotes commercial bids and wins them
  • Room to take on more commercial accounts
  • Commercial work that arrives by referral, repeat and word of mouth, with no consistent way to find new accounts and follow up with them
  • A commercial buyer you can describe: property managers, building owners, facility teams or multi-site operators in the areas you serve
  • Anywhere in the United States — the work is done remotely, from public sources, in your own service area

Who we write to for you: property managers, building owners and facility teams. Businesses only, each found from public sources with a cited reason.

Not a fit: contractors with no commercial work yet · anyone wanting to buy leads · companies at capacity year-round · shops that already run in-house outbound. The fit check says so on the spot, before you spend anything. Every reason, in full.

Why believe any of this

What you can check before you spend anything.

The audit is the sample

Real work on your market, handed over before any money changes hands. Judge the service on that.

Every price is published

Two plans, each with what we own, where we hand over, and what stays with you. Nothing is quoted only on a call.

Every account carries its source

A public link you can open, plus the reason it was picked. No citation, no contact.

B2B Lead Growth is a founder-led service without published client results yet, and this site invents none. The audit is the proof; the reviews page will show real ones, with names and consent on file, the moment they exist.

What you are actually risking

  • No setup fee, no contract length, no exit fee

    Terms of Service §7

  • A month we have not started is refunded in full

    Services agreement §10.5.1

  • Everything built for you stays yours

    Services agreement §10.6

Every commitment is a clause that already binds us; none is a promise about results. All seven, with their clauses, and the Terms of Service they come from.

Who runs it. The research, the writing, the sending and the reply handling run on an automated system with Nishanth Balaji accountable for it, and every message clears hard checks — citations, opt-out suppression, duplicates, sending caps — before it can send. There is no account manager between you and the person responsible. About B2B Lead Growth.

FAQ

The questions commercial HVAC owners actually ask.

What exactly do you do for a commercial HVAC contractor?

We find the commercial accounts worth pursuing, reach the decision-makers in your name, and hand your team qualified conversations, with a warm introduction. The accounts are businesses in the areas you serve — property managers, building owners, facility teams, multi-site operators — researched from public sources with a cited reason each. Your plan decides how far we carry each one: Managed Outbound hands over at Qualified Interest, and the Opportunity Engine carries it on to an Accepted Sales Opportunity. On both plans, your team does the technical selling, estimates and closes.

How is this different from buying leads?

We sell no leads at all — you pay a flat monthly fee for a managed outbound service, never a per-lead price. Every account is a business we researched for you: a property manager, a building owner, a facility team. Nobody else is sold the same account. The trade-off is real: a lead seller hands you a name today, and a commercial account takes weeks of research and contact to reach.

Who exactly will you contact in our name?

We contact businesses only: property managers, building owners and facility teams, plus the general contractors and multi-site operators that buy commercial HVAC work. Each is found from public sources and carries the reason it was picked and a link to where we found it. A contractor with no commercial work yet is not a fit for that reason, and the fit check says so before you pay anything.

Whose email address does this go out from?

Yours — outreach sends from your own domain and mailbox, never ours. A property manager who looks you up finds the company that wrote to them, and you can open the sent folder and read every message. Before anything sends you confirm the account categories, the service area, the exclusions, the claims we may make and the sending identity; after that we work inside that envelope, and you can pause at any time. Deliverability depends on your domain setup and history, which stay in your hands; confirm the email and privacy rules in your market before outreach begins.

What happens when someone replies with interest?

What happens next depends on your plan, and only on your plan. On both plans we check that the interest is genuine and relevant and that the person decides. On Managed Outbound, once they agree to speak with you, we hand them to you with a warm introduction and the whole conversation. On the Opportunity Engine we first validate the need, gather the account information, check it against your agreed criteria and set a concrete next sales step, then hand it over with a complete brief.

Do you guarantee jobs, appointments, or revenue?

No, we do not guarantee revenue, contracts, appointments, site visits, qualified conversations or sales opportunities on either plan. You should be wary of anyone in this industry who does. Whether an account signs depends on your price, your references, your timing, and how the site visit goes. What we commit to is running the system, doing the work to the stated standard, and reporting the results honestly.

Which plan should I start with?

Pick the plan by how far you want us to carry each opportunity. Managed Outbound is where we suggest starting: we create qualified conversations and introduce each one to your team warm. If you want each one validated, accepted against your criteria and scheduled before your estimator spends time on it, that is the Opportunity Engine — and it only makes sense if someone on your team quotes and wins commercial bids. The fit check gives you a read from your own answers.

Do I have to get on a call to get the free audit?

No. The call is a 15-minute, no-obligation walkthrough of the audit we already sent you — not a pitch, and not the price of the audit. We go through the account profile and the accounts we picked, you tell us where we read your market wrong, and you decide with the work already in hand whether a paid plan is worth it. You can skip it entirely and keep the audit. No work begins until you decide to move forward.

Everything else

What this is

ServiceTitan / Housecall Pro / Jobber already emails my customer list. Why pay you?

Those tools email the people already in your system; we find and contact the commercial accounts that are not in it yet. Your software cannot research the property managers and building owners in your towns, name the right person at each, or write to them with a cited reason. If someone on your team already does that every week, you may not need us; most shops don't have one, because nobody has time.

We already pay for prospecting software or a contact database. Isn't this the same thing?

No. That software gives your team data: companies, properties, contacts, sometimes a buying signal. Someone still has to choose which accounts are worth your time, write to the right person with a reason that is true, follow up, read every reply, screen the interest and hand you the buyers who want to talk. On the Opportunity Engine, we also check each one against your criteria and set the next step before your estimator's time goes into it. That is the part we do. If your team already keeps a target-account list in a tool like that, tell us at onboarding. We start from your list instead of duplicating it, we still verify every account ourselves, and the tool stays yours.

We already have a marketing company running ads. Does this replace them?

No, this runs alongside your ads agency rather than replacing it, and usually it should. Ads and local search catch people who are already looking, and for commercial work that is mostly service calls. Property managers and facility teams choosing a contractor for a building or a portfolio rarely search for one; somebody has to write to them. That is the work we do. We don't touch your ad accounts, your website, or your Google Business Profile.

What do you not do?

We do not do technical discovery or site assessments, diagnose, size or specify equipment, set the scope, write the estimate or the proposal, set the price, negotiate terms, or close the deal — those stay with your team on both plans. We also do not sell or resell leads, run paid ads, make cold calls, or buy contact lists, and we do not promise that any account will sign. We create the sales conversation; you do the technical selling and close it.

Where are you based, and who do you serve?

We are a founder-run company based in New Jersey, and we work remotely with established HVAC contractors that already do commercial work, anywhere in the United States. The account research runs from public sources in whatever area you serve, so the service does not depend on where we sit. We work one HVAC company per service area.

Where the accounts come from

Where do the accounts actually come from?

The accounts are researched from free public sources — a property manager's portfolio page, a company's facilities team, a posted renovation, a permit filing — and every one carries its source link, a fit reason, and a named person to reach. Nothing is bought from a data broker, and an account with no citation cannot be contacted at all. If you also hold commercial account history you are entitled to use, you can send it and we work that too. It is optional, and nothing from it is contacted until you have approved the list.

What makes an account worth contacting?

An account is worth contacting when it fits the profile you approved, has a named decision-maker with a usable contact path, and carries a specific, checkable reason to write now. The reason is a public fact — a portfolio they manage, a building they just took on, a posted renovation, a maintenance need their own site describes — with the source link attached. No reason, no contact. We never assert what shape a building's equipment is in; an indicator is a reason to write, not a diagnosis.

How the outreach runs

Do you make phone calls?

Our cold outreach is email-led, and we make no cold calls on any plan. A call becomes appropriate only after a contact has shown genuine interest, when a live conversation would add something an email cannot. On Managed Outbound, a prospect who wants to talk is introduced to you, and that call is yours to make. On the Opportunity Engine we can run an engaged call with an interested contact, under your written authorization.

What happens if someone asks not to be contacted?

Anyone who asks not to be contacted is suppressed immediately, in code, and never contacted again on your campaign. Opt-out handling, deduplication, and daily sending caps run as automated checks on every send rather than something a person has to remember. Opt-outs are processed even while a campaign is paused, and the suppression list goes with you if you leave.

What you can expect

What is a qualified conversation?

A qualified conversation is a decision-maker at a commercial account that fits your profile who showed genuine interest and agreed to speak with your team, confirmed by a person — not by a keyword match. It is the one measure every report is organized around, always shown against the accounts contacted and the messages sent to get there. It is a count of what happened, never a commitment to a number. An accepted sales opportunity is a further step that only the Opportunity Engine delivers.

How many accounts or messages does each plan cover?

Each plan is sold in new accounts a month, and the limit is a supporting fact rather than the reason one plan costs more than the other. Managed Outbound covers up to 35 new commercial accounts a month; the Opportunity Engine covers up to 50. Each account is worked through its whole follow-up sequence, so a follow-up never costs you an account. The message ceiling is derived from that, not sold separately: 140 outreach messages on Managed Outbound and 200 on the Opportunity Engine. The report reconciles against the agreement line for line.

What does a handoff actually contain?

A handoff arrives by email, to the person on your team who takes it, with a warm introduction to the buyer. On Managed Outbound it carries the account, the contact, the context and the whole conversation, plus your booking link where it fits. On the Opportunity Engine it also carries the opportunity brief: the validated need and timing, the account information with unknowns marked, the check against your criteria and the next sales step already set.

Do you have case studies or client results I can see?

No, there are no published case studies or client results yet, and we will not invent any. This is an early, founder-led service. What the site shows instead is the standard, the account format, the process, and the price. Start with the free audit and judge the first accounts on their own merits — that is the proof that matters before you spend anything.

Money, terms and getting started

What do you need from us to start?

Four things, about 30 minutes: the account types you want (property managers, offices, schools, healthcare, retail, and so on), the areas you serve, the work and the accounts you want screened out, and who on your team takes an interested reply. That is the whole intake. You do not have to send a customer list: the account research runs from public sources.

How is this different from hiring an inside-sales or office person?

You are buying a defined piece of work rather than a headcount: no salary, payroll tax, tooling, ramp time or management attached. In most shops the account research and the first contact are the first things dropped when the phones get busy. This starts in weeks, moves up or down a plan as your needs change, and is measured against clear reporting. If you already employ someone whose job this is, you may not need us.

How do we start, and is there a long-term contract?

There is no long-term contract: a flat monthly fee, month-to-month, with no setup fee and 14 days' notice either side. You can move between plans, and everything built for you is yours to keep. It starts with a 3-minute fit check on this site, which tells you on the spot whether this is a fit — including when it isn't. If it is, we build your free pipeline audit and send it in writing. A 15-minute walkthrough is offered afterwards, never required.
